Walk & Talk Consultation

We take a consultation tour of your home giving recommendations on things you can do to best prepare the home for sale. The homeowner or agent takes notes as the stager explains what needs to be done. Work is completed by the homeowner. Please allow 1-2 hours for the consultation tour.

Consultation fees are always credited towards the cost of a full staging package, should you decide you would like additional help.

Basic Consultation & Report

We take a consultation tour of your home and then prepare a written room-by-room Home Staging Report. This report includes detailed recommendations of things you can do to best prepare the home for sale. This may include rearranging furniture to highlight architectural details or views, de-cluttering, neutralizing the decor, changing fixtures, painting or minor repairs. You can tackle the list yourself, or you can apply the cost of the Basic Consultation towards a Staging Package. Please allow 1-2 hours for the consultation tour.

Staging Consultation & ReDesign Package

If it has been more than 10-15 years since your home has received a decor update you may want to consider doing a simple redesign before you put the house on the market. This is especially important for kitchens and baths, which are top selling points of a home. A dated bathroom or kitchen may discourage potential buyers who may see it as a huge remodel project when actually some inexpensive and simple updates can make a huge difference in bringing the room up-to-date. Buyers reaching to the top of their price range might not have additional money for remodeling right away so if the home looks “good enough” for now and does not seem like an overwhelming project, then they will throw their hat into the bidding ring resulting in higher offers for you.

With our Staging Consultation & ReDesign Package you will receive the consultation tour and room-by-room Home Staging Report, as described in the Basic Consultation section. In addition, you will receive a suggested design update for each room and a design board showing examples of the paint colors, fixtures and other items we are recommending for the redesign. You will also receive a Project Cost Detail Report spreadsheet with estimates on material and labor costs to implement all the recommended changes. The Project Cost Detail Report will show you at least 3 different budgets, ranging from “must do” to ideal updates.

We then shop for and order the materials on your behalf, arrange shipping, and coordinate the work to be done (similar to working as your general contractor). We know where to source current trend items that will give your rooms a designer look without the designer price – resulting in the highest possible return on investment for you. The end result is a staged property that will wow your buyers and sell quickly for top dollar!

Basic Occupied Home Staging Package

for homes that will remain occupied during the sale

1. Initial consultation tour and written staging report
2. Room staging design
3. Selection of enhancements (furniture, artwork, plants & accessories) to make the home look its best
4. Loan of accessories from Stager’s inventory collection
5. Packing and delivery of inventory
6. Room configuration and setup
7. Packing and Removal of rental and loaned items

Deluxe Home Staging Package

for homes that need updating and will remain occupied during the sale

Everything from the Basic Occupied Home Staging Package PLUS the ReDesign Package to include design boards, budget spreadsheet, and material purchasing.

Basic Vacant Home Staging Package

for homes that will be vacated before the home goes on the market
